The holidays are a time of great joy, but they can also be a time of great stress. Between traveling, entertaining and extended face time with family and friends, it’s likely that your residents will be burning the candle at both ends. Stress isn’t something that only effects residents though, as holiday season stressors can also bleed over into your day-to-day duties as a property manager. To help you stay festive and cheerful through November and December, we’re showing you how we stay stress-free during the holidays, while providing you with some tips and tricks to help make your job a little easier:

Decorate!

It’s impossible to frown in the presence of fun and festive holiday décor. Prettying up your lobby and other community spaces with holiday decorations will instantly put everyone walking through in a good mood, especially if you include decorations for a variety of winter festivals, such as Christmas, Hanukkah, Kwanzaa, Three Kings Day and Boxing Day. Since most apartment buildings are located in diverse metro areas, representing a diverse array of holidays in your decorations is a surefire way to ingratiate yourself to your residents.

Focus on Maintenance

80% of Americans move between April and September. In other words, very few people are going to be moving in and out of your building during the holidays. Use this break to stop worrying about how close you are to lease-up and instead focus on tasks that may have been put on the back burner during the summer, such as building maintenance or upgrades. Not only will this lower stress during the holidays, but it will also help you go into the new year with an empty to-do list.

Plan a Holiday Event

Planning something extra may seem like a counterintuitive way to ease stress, but a happy resident makes for a happy property manager and residents are happiest when they are receiving free perks. Plus, there are likely tenants in your building who are unable to see their families for the holidays and some free goodies may be just what they need to get them in the spirit. Throw a holiday get-together featuring some festive treats from local businesses and perhaps a giveaway or two. Or host a workshop for residents involving handmade crafts or gifts that they can incorporate into their family celebrations.
